Strategy picker
Four quick questions. See which strategy fits you.
1. Do you want to live in the property?
2. What's your main goal?
3. How hands-on do you want to be?
4. How long do you want to hold it?
Long-term rental
Buy a home and rent it to tenants on a lease. Steady and simpler to run.
House hack
Live in one unit or room and rent the rest. Your tenants help cover your payment.
Flip
Buy a home that needs work, renovate it and sell. More risk, more hands-on, faster turnaround.
Short-term rental
Rent to guests by the night or week. More management, and income can change with the seasons.
Short-term rental rules vary by town and HOA. Always check local rules before you buy.

Plug in your numbers. Grayed-out text is just a sample, not a real deal.
This is an estimate for learning only, not financial advice. Cash-on-cash uses your down payment only, not closing costs or rehab. Talk to your lender and CPA before you buy.

Investor FAQ
Can I use an FHA loan to house hack?
Often, yes. FHA loans can be used on a multi-unit property (up to four units) as long as you live in one unit as your main home. Your lender will confirm the rules for you.
What is a cap rate?
Net operating income (rent minus expenses, before your mortgage) divided by the price. It helps compare properties no matter how they're financed.
What is cash-on-cash return?
Your yearly cash flow after the mortgage, divided by the cash you put in. It shows how hard your money is working.
What is a fix-and-flip loan?
A short-term loan (often called hard money or a rehab loan) for buying a property that needs work, renovating it and selling or refinancing. It's based mostly on the property and the project, and it's meant to be paid off quickly.
What is a DSCR loan?
A loan for investment property that qualifies you based on the property's rental income compared to its payment, instead of mostly on your personal income.
Do investors need their own agent?
It helps a lot. Your own agent works for you on pricing, offers, negotiation and inspections, and can help you spot issues that affect your numbers.
Do I need an LLC?
It depends on your situation. Talk to your CPA and an attorney before you decide.
Can I invest in short-term rentals anywhere?
No. Rules vary by town and HOA, and some limit or ban them. Check local rules before you buy.
