Your Relocation Timeline

A rough map of what's next.

Every move looks a little different, but this is the general shape of it, from "just looking" to move-in day.

6+ Months Out

Explore areas, understand your budget, start learning the market.

  • Poke around this site, try Find Your Area and save a few towns to your shortlist.
  • Get a general sense of what homes cost in the areas you're drawn to.
  • Start a casual conversation with a lender about what you might qualify for (no pressure, just information).
  • Follow the market in a town or two so price and inventory patterns stop feeling like a mystery.
3 to 6 Months Out

Narrow down towns, connect with a lender, watch homes and pricing.

  • Narrow your shortlist to 2-4 towns you'd actually put an offer in.
  • Get pre-qualified (not just pre-approved yet) so your budget is grounded in reality.
  • Start watching listings in your target areas to calibrate what your budget buys.
  • If you're relocating from out of state, start thinking about whether a house-hunting trip makes sense.
1 to 3 Months Out

Get serious about the search, plan a house-hunting trip or virtual showings.

  • Get fully pre-approved with a lender.
  • Plan a house-hunting trip (or set up virtual showings if travel isn't in the cards).
  • Start touring homes in earnest, in person or via video walkthroughs.
  • Talk through what happens once you find the one, so you're not learning the process for the first time mid-offer.
Under Contract

Inspections, due diligence, appraisal, and closing preparation.

  • Schedule your inspections during the due diligence period.
  • Review inspection results and negotiate any repairs or credits.
  • Order the appraisal (your lender typically handles this).
  • Get your closing attorney and any final paperwork lined up.
Moving Week

Utilities, address changes, and moving logistics.

  • Set up utilities to start the day you close (or before).
  • Change your address with USPS, your bank, and anywhere else that matters.
  • Book movers or a truck, and confirm your closing day timeline.
  • Do a final walkthrough before closing.
